CMMS Software in Enterprise Asset Management

CMMS is short for Computerized Maintenance Management Software (or System) which is a key component in any enterprise asset management (EAM) system. CMMS seizes and stores data about machinery, infrastructure and parts stocked. The purpose of implementing CMMS is to minimise costs associated with down-time, stocking parts and management reporting time. Typically the CMMS system will report these as part of an organization’s Key Performance Indicators (KPIs).
Fed Up with Spreadsheets?
Businesses that focus on cost efficiencies from maintenance usually start with Excel spreadsheets but rapidly find they are limited. These give a basic idea of the performance of plant and systems but the data is not easily manipulated, analyzed or presented. This is where a CMMS solution is ideal. A CMMS enables automatic reconfiguring of data, production of graphical reports and enables managers to more easily identify weaknesses in the economics of the system or its technical operation. The case for investment in equipment and training can be more easily and powerfully presented.
CMMS Functions in Specialist Sectors
Computerized maintenance management software (CMMS systems) is now used in very specific applications, including equipment calibration and health and safety. Where customers have a specific application for CMMS, many suppliers now offer specialist modules. These might include:
- Ports, railroad operators
- Environmental services
- Gas, electricity and water utilities
- Manufacturing industries
Use CMMS to Monitor Assets
A major role of any CMMS involves competantly tracking the assets. This is achieved throught the use of existing technological know-how and new break-throughs.
Use CMMS to Proactively Predict Condition of Parts
CMMS software allows maintenance managers to implement increasingly-sophisticated practices such as Condition Based Maintenance (CBM) which is a proactive predictive system of estimating the condition of a component and replacing it prior to failure. Because complex CMMS systems trap every detail of components, long stoppage times are reduced and maintenance kept to a minimum. Usage, age and mean time between failures data is stored.
CMMS Systems Enable Organisations Cope with Increasing Competition
Large multi-national companies need CMMS systems in order to manage their response to:the race to compete globally and ever more expensive raw products and energy bills, hostile bids and merger of companies, hitting environmental targets, the cost of removal and destruction of machinery and waste. An organisation’s OEE is thereby effected by how well the CMMS is introduced. To plan implementation of a CMMS, click here.

A very important part of the EMA system is CMMS which is basically used for reducing the costs related to downtime. The computerized Maintenance Management Software (CMMS) is in a form of web based and a database driven form . Which helps the CMMS to store the data about working plant, infrastructure and spares holdings.

I recently came across your blog and have been reading along. I thought I would leave my first comment. I don’t know what to say except that I have enjoyed reading. Nice blog. I will keep visiting this blog very often.
